Great! I am trying to find a real estate agent or broker that can work with my real estate investor clients in [City]. Do you work with real estate investors?
Perfect. Well, I teach real estate investing, sell real estate courses nationally and run quite a few real estate investor related websites and my investors are looking for great investor deals. Are you able to look up deals that would be good for investors in your MLS or any other sources you have?
Excellent. Well, what I need is someone that can find those deals for my investors and submit them to me to run the analysis that I teach them on. Then I can blast the deal analysis out to our investor list and you would work with them to buy the houses. We would do a new deal to the investors once a week. Is that something you could do once a week?

I have two ways for you to work with our investors: referral fee on closed transactions or you being our exclusive real estate agent or broker in your [City]. The referral fee model is only available while we do not have an exclusive sponsor, but here is how that works…
You submit the deal of the week, I analyze it and get it out to our investors. When they inquire about it, we refer them to work with you. When they close on the deal, you pay out a 25% referral fee to me (remember, I am a licensed agent in Colorado and can collect referral fees from other agents and brokers).
If you decide to be our exclusive real estate agent in [City], there are some advantages to doing that. First, there are no referral fees to pay and we can directly promote you, your name and direct contact info to our investors. Plus your direct contact info would appear on the training materials and website for investors in [City] so they can call or e-mail you directly about any property. They can also contact you about selling properties as well since they have your contact info.
Of course, as the exclusive agent, you are the only one we recommend and promote to our investors in [City]. Instead of the 25% referral fee, that plan is a $197 monthly fee plus a $400 setup fee. Would you prefer to just submit deals and pay the larger referral fees or would you rather be the exclusive agent we work with in [City]?

How many investors do you have in [City]?
Without looking it up, I don’t know off hand, but we’ve been adding over 1,000 new real estate investors to our entire list each week. And, while I could give you a number of investors that we have in [City], occasionally investors from other parts of the country buy outside their area, so just giving you the number in your market is not really the whole picture.
I’d rather just do the referral fee.
Sure, I can certainly understand that. Just remember that once we do find an agent that does want to work exclusively with our investors in [City], then the referral fee model is no longer available. Once that happens, they are the exclusive agent that would work with our investors.
