Help For Real Estate Investor Wholesalers

Friday, August 15th, 2008

I was just about to leave for lunch with Tammy, but wanted to contact our real estate investor clients to you to find out exactly what I can do to help you with their real estate investing?

I just made a video asking them to tell me what they need from me to be successful investing in real estate and specifically in wholesaling real estate. Watch this short video now or tell me what you need.

Want to tell me what you need, you can post a comment on the How Can I Help You Wholesale Real Estate? page.

Sincerely,

James

P.S. I will be rewarding some of the people who post what they need
above with some additional real estate courses I have. In other
words, you will be rewarded for asking for help using the page above.

Help me help you. Thanks.

Articles Written and Awaiting Editing and Publication

Saturday, August 2nd, 2008

I did finish most of the articles for the Wholesaler Control Panel yesterday and the remaining ones were all done this morning.

They have all been submitted to Tammy to review, edit and publish (one per day) to the websites. So, I have just about all the articles for August written and waiting to go up (21 articles in total).

I have two other projects that I am slowly starting to work on beyond my own investing business and the Real Estate Resource website sponsorships: the new deal submission interface for wholesalers to earn points with (which is very different than the deal submission interface for when you actually have a deal under contract) and the Real Estate Investor Cookbook content.

Here is my plan for those two projects.

First, the deal submission interface. I suspect it will take me about 30 hours to complete the project. I plan on working on it, in about 1 hour chunks over the next month and will hope to have a working release, provided everything goes the way I plan, ready by September 1st, 2008. The release will allow someone who wants to learn how to wholesale properties to look up deals in their local market (or other markets they are interested in) and enter some very basic information like address, city, state, zip code, asking price, square footage, beds, baths and the website that we run that services that area and we will create a post that shares that property with our visitors and allows them to run their own offer generator numbers on the deal. For each deal that the wholesalers submit, they will earn a point that will unlock premium content, course downloads and much more on the Wholesaler Control Panel.

The next project is the Real Estate Investor Cookbook which is the on-line version of my real estate investor marketing and business systems. I will be adding to that over the next several months in anticipation of releasing it and opening it up to collaboration in the future.

Until my next post,

James

Real Estate Investor Wholesaler Articles

Friday, August 1st, 2008

I have time blocked out the rest of this afternoon to sit down and get as many of the wholesaler articles on the Wholesaler Control Panel completely done and submitted to Tammy to edit and publish.

On the schedule for today to write are the following articles:

  • Deal Analysis Basics on Buying Equity, Buying Cash Flow and Buying with Owner Financing or Terms
  • A Discussion of Wholesaling or Retailing (From a Deal Analysis Perspective)
  • How To Write An Offer
  • How To Get The Paperwork You Need For Your Deal
  • Minimizing Earnest Money For Wholesalers
  • Options Versus Purchase Agreements For Wholesalers
  • How To Use Your Buyers List To Sell Your Wholesale Deals Fast
  • How To Sell Your Property With Direct Mail Postcards
  • How To Advertise Your Property For Sale On CraigsList
  • Using Yard Signs To Sell Your Property Fast
  • How To Use Classified Ads To Sell Your Property
  • The Sales Paperwork: Selling Your Wholesale Deal
  • The Closing Process: An Overview
  • Assignment Versus Double Closings
  • Finding a Great Title Company
  • The Right Side of the Desk: To Chase Or Not To Chase People
  • Owner Financing Basics
  • Hiring Help to Leverage Your Time
  • Wholesaling Outside Your Local Market

As you can see, I’ve bitten off a huge chunk for this afternoon and will work to get through as many of those wholesaler articles as possible.

Once they are written, Tammy will edit them and publish them (one at a time) for us and I will then link to the published article from the Wholesaler Control Panel.

Until my next post,

James
