Work Capture List

The following is my work capture list of things that I want to be reminded to blog about, program, do or just consider. I plan to use it as my virtual “scrap of paper” to keep track of things that I might otherwise forget and perhaps someone reading this can help or encourage me to do it sooner than later if you have a strong need for it or already have something like it.

In other words, I look forward to your help and feedback on this list (and anything else on this blog):

Referrals

  1. Add ability to auto fax out a status update request to each agent/broker that I have referred an investor client to once every X days
    1. Have it combine all the people I have into one fax and send it via a service that takes faxes from an e-mail so that I can have my database do it automatically
  2. Create marketing by subdivision with videos for my local market to further increase referrals
    • Organize subdivisions by popularity in search and sales volume to determine what order to do (record this as an example)
    • I have released the basic version of this on BySubdivision.com site. See FortCollins.BySubdivision.com as an example.
  3. Create market stat analysis videos for my local market
  4. Increase number of real estate courses and CDs we sell to further increase number of potential investors and therefore referrals
    1. Consider more eBay - I am selling some CDs on eBay now.
    2. Consider iOffer
  5. Continue to test CL, Backpage and other sites
  6. Convert RER sites to a single combined blog
  7. Continue to emphasize list building and do “deal of the week”
  8. Create niche based directory networks including ones for:
    1. Distressed Properties
    2. HUD Properties
    3. Foreclosure Properties
    4. And so on…
  9. Create stats page for AnalyzeDeals.com admin:
    1. Show number of deals by city and/or state
    2. Show average asking price of houses to determine what my average sales price might likely be
  10. Make sure I add all the cities that people think are great cities to wholesale in
    1. Write additional articles for wholesaling and include links to AnalyzeDeals.com

LearnToBeRich.com

  1. Add zip code so that players can enter their zip code before they play to pave the way for zip code specific info
    1. Also add the ability for dream team members to sponsor zip codes
  2. Add the ability for a player to edit their contact info from their account menu
  3. Add the ability for us to differentiate between a MLS property and an advertising based property once it is added
  4. Add the ability for real estate to depreciate certain parts over time like a roof that wears away over X years
    1. Then you can have minor repairs that add to the life and full replacement that resets it
    2. Tenants when they move out, randomly degrade certain parts in additional to normal wear and tear
    3. Random events degrade the items and do not necessarily warrant repairs

Miscellaneous

  1. Sell, donate or otherwise liquidate assets I no longer want to keep including:
    1. Computer equipment stored in basement/garage
    2. Real estate course inventory
    3. Books that I will never pick up or read again
  2. Create dynamic things to do list that is tied into this blog where people can see what I have planned to do today and “watch me work” (if they want to)
  3. Add the “Learn To Be Rich Wholesaling Real Estate” book to auto responder series
  4. Release new Wholesaler Network system
  5. Release multi-lingual directories
  6. Create a checklist for when I write an article on my blogs on how to market it effectively
  7. Post my Think and Grow Rich goal on this blog
  8. Make my Daily Things to Do List:
    1. Enhance LearnToBeRich.com game
      1. Make video showcasing enhancements
      2. Blog about enhancements
    2. Post an article on one of the city real estate resources blogs I run and share that article with the other city real estate resource blogs
    3. Write an article on real estate investing
      1. Post the article on this blog
      2. Announce it on my other city real estate resources blog
      3. Add it to my auto responder series for investors
      4. Add it to EzineArticles.com
      5. Share it with some other blogs that I read
      6. Add a link to it to the deal analysis generator for AnalyzedDeals.com
    4. Add ability to have the referral go out as a fax based referral form pre-filled out
    5. Add contact log to each agent/broker record to track how often they update me on the status and reward those that keep me informed and have acceptable conversion ratios
    6. Enhance LearnToBeRich.com with:
      1. Feature that allows you to get pre-qualified with a mortgage broker that lasts X turns and then shows you on the real estate page what type of loan and at what rate you can get (contributed by Brian).
    7. Write an article on marketing or blogging
      1. Post the article on this blog
      2. Add it to my auto responder series for non-investors
      3. Add it to EzineArticles.com
      4. Share it with some other blogs that I read
